Adaptive Reuse

Located in Union City, Indiana stands a testament to urban renewal, the 80,000 sq.ft. former Backstay Welt building was revitalized into 60 modern and affordable housing units, offering a blend of historic charm and contemporary living. Consisting of (28) 1-bedroom, (25) 2-bedroom, and (7) 3-bedroom units along with a business center, community kitchen, and open air patio for residents use. Included in the project are three 'white box' tenant spaces for amenities for residents and the local community.

We teamed up with AP Development and transformed this once bustling factory into a vibrant community hub where residents are greeted by the grandeur of the factory's original architecture, now seamlessly integrated with modern amenities. The interior spaces have been thoughtfully redesigned to maximize functionality and comfort.

Funding for this project was through a combination of Federal Low Income Housing Tax Credits, Federal Historic Tax Credits, and Indiana Industrial Recovery Tax Credits. Backstay Lofts was the centerpiece of Union City's 2017 Stellar Communities Application.
