Adaptive Reuse
This adaptive reuse project is an exciting redevelopment effort for the City of Fort Wayne and developer, MVAH Partners. Funded by Rental Housing and Historic Tax Credits, the Coca Cola Bottling Works Plant was renovated into 30, 2-3 bedroom, loft style rental units (38,891 sq.ft. for the main structure and approximately 10,238 sq.ft. for the "North Shed"). Additional new construction produced 31 single-family homes that surround the historic Bottle Works site. Striking the balance between appropriate development standards and practices as well as the preservation of those identifiable historic characteristics was at the heart of the solution for the design team.
We successfully completed all parts of the Determination of Eligibility which was followed by nomination and listing in 2021. This project serves as the centerpiece for other development that has occurred in the areas surround the Bottle Works site. New housing opportunity and additional improvements provided needed, high quality and affordable housing in an area of the city that currently lacks the catalyst of new development.
