Air National Guard - BIM Project |
| Tecton and MartinRiley recently completed a design-build project for the Indiana Air National Guard flying out of Fort Wayne International Airport. The project developed with the anticipated changeover for the 122 Fighter Wing Air Guard Unit as it transitions from the F-16 fighter aircraft to the A-10 ground attack aircraft. New hangar space, maintenance facilities and fueling station were required to support the new mission of the Fort Wayne based Air National Guard.
The project utilized Building Information Modeling technology throughout the entire process from preliminary design through
hand-off to the owner. MartinRiley and Tecton worked within the same design model to expedite the design process, resolve conflicts and control schedules. As a result, the owner realizes both short and
long-term benefits that range from accelerated project delivery to operational efficiencies derived from the refined and detailed building information in the BIM model.
Building Information Modeling [BIM] is most fundamentally a communications tool that functions from earliest design through lifetime building operations. It is a 3-D digital representation of a building's physical and functional characteristics and an operational database of all building information available for decision making throughout the building's life-cycle. Its value is integration of information, inherent in its utilization, which dramatically benefits the client. Using BIM results in: 1) a better design when the project goes to construction. 2) a project that reaches the construction stage faster.
3) contractors and material suppliers better able to prefabricate components, stage materials and plan the construction process more efficiently. 4) smoother construction because construction conflicts/clashes have been resolved before construction begins. 5) pre-construction operational models available to the owner to compare with actual operational experience. 6) detailed information about construction materials, installed equipment and functional parameters for operation and maintenance referral throughout the life-cycle of the building. Building Information Modeling provides all this for the Air National Guard within a context that is visually rich and data driven for layman understood integration of design intent while assisting with constructability and long term building operations.

Jury Pool - New Haven, IN |
| After a protracted and somewhat tortured time from the decision by the New Haven-Adams Township Parks and Recreation Department to rebuild Jury Pool to today, the project has reached the stage of bidding and is scheduled to begin construction in the Spring-2010.
When the rebuilding of Jury Pool was first considered in 2005, there was little question about the need to replace an aging and inefficient municipal facility. Mechanically, systems were failing and repair costs were outside acceptable limits. The concrete pool structure was so badly deteriorated that daily water loss and its replacement along with increased chemical usage was driving up operational costs.
The pool deck was showing the wear of 40 years of seasonal use and the ravages of the northern Indiana freeze/thaw cycles while the bath house was plagued by age and deterioration. Equipment breakdowns, lack of amenities, inadequate storage and aging play structures all contributed to the need to close or replace the facility. Jury Pool had exceeded both its design and functional lifetime.
A totally reconfigured Jury Pool is underway. The design for new water, bath house, mechanical systems, deck, storage and play structures is complete. With the sluggish construction climate, the Parks and Recreation Department is hoping that bids will come in very favorable-as there are a number of alternates in the bid packages that they the would really like to have. That process is underway, a new and improved Jury Park and Pool will soon be realized.

Additionally, improvements will be made to select apartments to improve mobility and access for those with physical disabilities. Each floor contains approximately 18,900 square feet. The building will house 72 apartments, laundry facilities and individual tenant storage.
The City of Fort Wayne has made a commitment to provide funding for the rehabilitation of Building One of the Centlivre Apartments using funds from the Neighborhood Stabilization Program of the Department of Housing and Urban Development. The owner has also applied for rehabilitation funding for Building One from the Community Development Block Grant Program of the Indiana Housing & Community Development Authority.
